For this Lake Minnetonka Realtor from Tonka Bay the relationship with my buyers has been enhanced recently since I have offered to preview homes and send them video clips of my walk through. Before I take advantage of video, I first establish and gain a thorough knowledge of exactly what my client’s want in a property. I have been very successful at saving time and narrowing down sales possibilities.
Armed with my HD FLIP camera, I do previews of homes for my buyer clients, much to the relief of young parents with small children, relocation buyers, and those moving to a distant part of town I venture. The video is then emailed electronically for the buyer’s eyes.
A discussion ensues after viewing and decisions are made as to whether there is enough interest for my clients to personnally view the home. Today, where photography and virtual tours abound, many clients have expressed disappointment that the home did not measure up to the photographs when they preview the home themselves. The video makes it more “real” to them. My objective narrative of what they are viewing as I walk through the house keeps them oriented.

On some occasions I preview a home that is not video worthy. An example of that would be where there are far too many steps around the property for an aging client with bad knees. One client looking in my neighborhood around Lake Minnetonka wants to be close to the lake, with as few steps down to the lake as possible. Photos in many cases show a long dramatic view where it is difficult to judge distance.
As a Lake Minnetonka REALTOR, I continually seek to advance service levels. Video makes the search process more convenient and allows my busy and distant clients to gain a higher sense of knowledge in their homes of interest. In one case, the video was compelling enough for my client to view the home and make an offer. In a slower market, like we are in, video previews make a whole lot of sense. Aside from the benefits to my client, I am having a whole lot of fun.
