If you took an autumn stroll through Deephaven, and you did not know where you were, you might think you were lost in either a Northern Maine hardwood forest or a mile or so inland from Martha’s Vineyard. You can hardly see the houses for the trees here. You might catch a glimpse of water through a bright profusion of red and yellow oak or maple leaves. Those white-caps skimming over dark blue water belong to none other than Lake Minnetonka. The beautiful Minnesota lakefront here is in high demand, but even without the lake, the stately luxury homes, the trees, and the quiet all contribute a beauty of their own.

Since we are talking about Lake Minnetonka, it is important to note that the City of Deephaven prides itself in the number of boating opportunities available. Public boat launches are provided at Carson’s Bay and St. Louis Bay. Deephaven is conspicuously deficient of strip malls, traffic congestion, freeway overpasses, high density housing, and noise. But it does have a large number of boat slips, shore spaces, and canoe racks. Not a bad trade-off. Beaches include Deephaven Beach, Sandy Beach, Linwood Beach, Nocomo Beach, Rocky Beach, and Robinson’s Bay Beach.

If you don’t want to get wet, you can play at Cottagewood Children’s Park or picnic at Pump, Burton, Shuck, Thorpe, or Village Hall Parks. If you get drowsy from laying around under the trees and eating, you can walk it off on Cleveland/Lake Louis or Hennepin Park trails.

Lakes. Boats. Beaches. Trees. Picnics. Hiking. If you were looking for anything else, you may have forgotten what it was by now.

Oh, yes.. houses! Right now, there are only 37 Deephaven homes for sale. Why so few? Low turnover! The residents are not exactly eager to leave this gorgeous, peaceful area. According to the Northstar Regional Deephaven MLS statistics, the average home asking price is $834,370. Worth every penny, too!

You might be able to find brand new Deephaven home construction by Brentwood homes if you are able to spot it through the thick stand of mature hardwood trees. Luxury estates (1-5M) can be found in prestigious neighborhoods like Cottagewood. Also, since this was a former summer vacation community, you can find a number of nice cottages under 500k. These make excellent, affordable homes, but if you wanted to tear one of these down and replace it with something more upscale, you would not go wrong in Deephaven. There are only a very small number of Minnetonka lake homes availale at any given time, so you need to keep your eyes open. Are there more trees in Woodland than Deephaven? More beautiful lakeshore scenery? It’s hard tell. There certainly aren’t many people here. The population here is only 480! But I didn’t think you would mind! This is the most affluent community and Minnesota, and every one of these well-heeled residents is concerned about protecting the quality of life here.

This heavily wooded area was settled about 100 years ago. The Native Americans conducted religious rites on Spirit Knob, which would now be located just off of the end of breezy point road. Buy a Minnetonka lake home here, and you may be creating your own rituals and traditions here, involving lakeside campfires, family, and friends.

If you ever hope to aquire your dream Minnesota lake home here, you better have a vigilant, well connected Woodland REALTOR who knows the people and the tight market here. According to the Minnesota MLS, there are only three (count ‘em- three!) properties for sale, at an average asking price of $2,248,333. Why is the market so tight here? It’s a small community. Keep in mind that the only way most Woodland residents are willing to leave is “feet-first!”

There not many people living in Greenwood, either. According to the 2000 census, the population is only 729. However, there are a lot of trees and Minnetonka lakeshore scenes. There is lots of money here too; the estimated median Greenwood household income in 2005 was $111,200, compared to $52,024 for Minnesota.

There is not much real estate for sale in Greenwood Minnesota. According to the MLS, right now there are 17 properties for sale. Home purchase opportunities range from older starter homes under 300k, to newer custom-built executive homes in the neighborhoods of Albrecht Shores and Minnetonka Manor, where in-floor heating and geothermal cooling are popular items.
