The pride and joy of this community is the Minnetonka School District (ISD 276.) In fact, all of this parental button-bursting pride is well deserved. The quality of a local school district is an excellent index of the leadership priorities, parental involvement, and general quality of life in a community. The local school district accomplishments exemplify the leadership priorities, parental involvement, and high quality of life here!

The accolades for this district just keep rolling in! Get out the marching band! Wait.. get out the school choir! Recently eleven Minnetonka students were selected for the Minnesota State Honors Choir. They certainly have plenty to sing about! Minnetonka academic achievement is tops by any standard you could choose. For example, the district’s composite ACT score for 2006 is a jaw-dropping 24.5! Compare that to the Minnesota average score of 22.3 and the USA average of 21.1. This was the highest score in 2006 for all of the schools reporting their results to Schoolhouse Magazine. Minnetonka students consistently earn state and national awards in composition, foreign languages, Quiz Bowl, Science Olympiad, and art. Drama gets the highest state ratings! The district also gets outstanding ratings for architecture, band, choir, ensemble music and just about every other subject except recess! Six out of the district’s nine schools were awarded the state’s Five Star ratings for reading and math. The rest of the schools received at least Four Stars in each area. District 276 athletes get plenty of state titles in most sports.

Located in Hennepin County, this suburb is a fully developed community only 8 miles west of Minneapolis. About 24% of the residents work in Minnetonka, but the strategic location along the western arm of the 494 loop makes an easy commute for everyone else. The MSP International Airport is only about 25 minutes away. With over 51,000 residents and about 21,393 households, this is the 14th largest city in the state.

Opus Center contains both offices, light industrial facilities, and hotel buildings. Many major national companies keep there headquarters here, including Cargill Inc. and Carlson Companies. Minnetonka home owners appreciate the strong commercial tax base here.

Minnetonka Luxury Homes
If you are a move-up buyer looking to upgrade to your dream home, this is your big chance too. Besides the good rates, the real savings will be seen on the purchase price of upper end homes. Use this opportunity to leverage your current equity into a much larger house.
Because this is a fully developed community, the choices for brand new home construction in Minnetonka are very limited. There are some very large >luxury homes in the $3M area being built in private wooded lots near Glen Lake and also in an area about a mile south of Ridgedale. Some of the best construction opportunities might not yet be on the Minnetonka MLS. I know the builders in the area, and I know who the good ones are. I know who the shoddy ones are. I know what quality construction looks like. Call me at 612-220-6488 to benefit from my experience with Minnetonka new home construction.

There are also some upscale homes in established neighborhoods that reflect pride in ownership and fine taste. I am familiar with these neighborhoods. I can show you the finest executive Minnetonka homes in distinctive neighborhoods like Bent Tree, Cedar Pass, Cityview Heights, Groveland Place, Linner Woods, Marshes of Meadowwoods, Portico, Tapestry Woods, Walden Hills, and Williston Glen. Because each Minnetonka luxury home is so unique, it can be difficult to establish value, unless you know the the market and the neighborhoods. Call me to get my critical eye, candid opinion of value, and experience with representing buyers like yourself. Keep in mind that the builder’s agent or the listing agent is representing the seller. I will dig up background information about the builder, the neighborhood, and re-sale history that will probably not be offered by the listing agent.
Homes on Lake Minnetonka
Although the city was named after the lake, all of its lakeshore is found encompassing a relatively small bay on the east end called Gray’s Bay. Gray’s Bay is rather shallow, the majority of it is littoral, and the maximum depth is about 25 feet. The lake has some milfoil in it. But the fish don’t mind the weeds at all. The north end of Gray’s Bay and the east end near Gray’s Bay dam are loaded with good sized panfish, and you can easily catch them with waxworms on a small jig.

Try trolling for Minnetonka lake homes on Gray’s Bay with an earnest check, and a good high-test pre-approval letter. With a bit of luck and some help from your guide (me) you just might snag a nice big 6000 square foot lunker on the penninsula. The season is open all year, but call me to find out what time of year these lunkers bite the hardest.
