Mound is a western suburb of Minneapolis that was named for the burial mounds left here by prehistoric Native American Tribes that preceeded the Dakota. The area is characterized by trees and plenty of water. This was a former resort community that evolved into a cottage community. The City Council’s “Mound Visions” program works to recapture some of historic charm and character of the area. The program also works to bolster the local small business sector that fell into decline in previous decades, a phenomenon that was seen in other small Minnesota towns as well. This plan has been responsible for both infrastructure and aesthetic improvements to the community.

The city today holds a population of 9,435. The fish population in all of the surrounding bays probably outnumbers the human population by several times, but it is difficult to say. It is easier to count the human population because you do not have to gill-net them. We do know that there are over 1,000 docks and many more boats.

Education needs are served by Westonka Public Schools (ISD 277.) Westonka schools have gained national attention by being selected for academic excellence by Standard and Poors. Test scores are among the best in the state. This district is characterized by manageable class size and focus on individual attention.

Mound Real Estate for Sale

You can find just about any kind of home under the sun in Mound. The Mound real estate market is truly diverse. According to the Northstar Regional Minnesota MLS, there are 119 single family homes for sale right now. The average asking price is $656,585 for an average size of 2538 finished square feet. If you are a first time home buyer, don’t despair. About 50 houses are priced under 300K. Many of these homes would make excellent starter homes without requiring a lot of work. Some of the less expensive ones were seasonal cottages that were converted to year round use. Some of these make excellent “equity builders.” This means that if you purchase one of these at a low price, you can potentially gain value by improvements and by living there for a few years.

If you are looking for more upscale Minnesota real estate here, don’t despair. There are several multi-million dollar homes for sale that are one year old or less, including some on Bartlett with nice flat lake lots and sandy Lake Minnetonka beachfront. If you can’t find what you are looking for, try buying a cheap tear-down and building your own dream Minnesota lake home.

One of the first things you will notice is that this city is “homogenized.” Cheap tar paper shack teardowns, mid-priced homes, and multi-million dollar estates are all blended together, and exist well side by side. Does this mean that it would be a mistake to buy an expensive one right next to a small tear-down? In most communities, I would say that it would be. Not here. Mound is a city in “transition.” Eventually, all of the small or dilapidated homes will be torn down and replaced by a big, upscale houses. All of this is being caused by the proximity to Lake Minnetonka. Everyone wants to their home to be close to this lake, and in Mound you can throw a stone in just about any direction and hit water. High end home sellers can still get a good price because the conditions and prices of neighboring shanties do not drag prices down. Mound is a great example of a town where real estate value regression is mitigated by Lake Minnetonka.

If you are the kind of guy who thinks a fishing pole is more fun than a snowshovel, you can find about two dozen townhomes and condos to choose from. All of them are affordable, too; the average asking price is only $295,336.
